A Manufactured Home is constructed in a climate-controlled factory and must be built by a strict code from the National Manufactured Housing Construction and Safety Standards (HUD Code) of July 1, 1976. A Manufactured Home can be transported in one or more sections, is built on a permanent chassis, and has the option to be built with or without a permanent foundation. A mobile home was a factory assembled home that was constructed before the July 1st, 1976 HUD code came into effect. It is a term used ONLY for these homes that fall into this category and not to be used for any home built after July 1, 1976.

- Singlewide: The term ‘singlewide’ is defined as a Manufactured Home that is 12-16 feet wide and ranging from 50 to 80 feet long. Square feet ranges from 613 - 1156 Sq. Ft.
- Doublewide: The term ‘doublewide’ is defined as a Manufactured Home that is 24-28 feet wide and ranging from 44 to 80 feet long. Square feet ranges from 933 - 2026 Sq. Ft.
A Manufactured home can be set in a land-leased community or on private land that must be prepared prior to placement of the home. ONLY on private land can you place your home on a permanent foundation or a full basement. VA Mobile Homes, Inc. will assist you in all steps of site preparation.

Through VA Mobile Homes, Inc., any new Manufactured home will have everything needed to move in. This will include the customers design options on: carpets, tile, 3/8 drywall, cabinets, and appliances. Also exterior options such as vinyl siding, roof shingles, shutters, and windows. The new Manufactured Home will also come with your complete set-up including: steps, skirting, a/c, all utility connections and inspections. Private Land set-up will require the Homeowner to make sure all utilities are within reasonable distance to connect to the home and items such as septic tanks are solely the Homeowners responsibility and are not included in the sale of the Manufactured home.
Under the HUD code, inspections of the homes including construction and quality control processes are done by inspection agencies that are approved and monitored by HUD. Also, each manufacturer also conduct their own quality control program which is active during the entire construction process. The red certification label (HUD Stamp) is applied to the exterior of each home indicating it has passed the final inspection process.
New Manufactured homes sold in Virginia are required by law to issue a warranty for a minimum of 12 months. This warranty will cover the structure, factory installed plumbing, electrical, and heating and cooling systems. The dealer’s warranty will cover the set-up process such as leveling. The warranty starts when all contracts have been completed and finalized.
